Not everyone is a good candidate for a short sale. If a person wants to do a short sale on his property because he is coming out of pocket every month to pay for the mortgage and he has 3 other properties or $40,000 in the bank, then this is NOT a good candidate for a short sale because the bank is going to want that person to use up all his resources before they forgive a large part of the mortgage.
What will it cost ?
Premier short sale services charges an initial Processing fee of $395 is which is due in advance upon acceptance of our terms and conditions and signing our short sale agrement. Check is made payable to Premier Short Sales Services, LLC.
We generally charge bank a Loss mitigation fee (which is almost never approved). In the event that the Loss Mitigation Fee is not approved, then the home owner, buyer or Investor would pay a fee of $695 for the approval of the first mortgage and $250 for any additional liens on the property that are approved.
Home owner if your house is not listed with any Real Estate Agent then let us know so we can show you how we can save you money on our Loss Mitigation fee's.
Our fee is only due if the bank does not pay us our Loss Mitigation Fee's.
A Realtor would have to pay $1000.00 or 1% from their Listing Commission which ever is greater.
Once the initial processing fee of $395 is received and our service agreement is signed we will then prepare the entire short sale package with in 48 hours.
Once all the required Short Sale documents are signed and received, we will then submit the entire Short Sale Package to you lender with in 24-48 Hours.
Short Sale take any where from 6-8 weeks minimum once the package is submited to the lender. We ask you to be patient as this NOT a over night process. We will keep you posted on the weekly bases.
